1. Check-in & check-out

Check-in: from 4:00 PM (16:00) local time.
Check-out: by 10:00 AM local time.

Early check-in or late check-out is subject to availability and must be arranged in advance. Additional fees may apply — see your reservation confirmation for the optional services available for your stay.

2. Payment terms

Prices are in US dollars and include 13% IVA. You pay when you book: by card, PayPal or bank transfer.

Prepayment: if check-in is at least 14 days away, you can pay 50% at booking and the balance 7 days before check-in (at the latest on arrival).

Bank transfer: available from banks in the United States, Canada, Europe (SEPA) and Costa Rica if check-in is at least 2 days away. Send us the transfer receipt within 24 hours; with the receipt we confirm your booking, without it the dates are released. Euros and Canadian dollars are charged at the day’s reference rate plus 2%, colones at the Central Bank of Costa Rica rate. If a transfer does not reach us, the amount is payable on arrival. Bank fees are paid by the sender.

Estate buyouts: the payment terms are set out in your quote.

3. House rules

By booking a stay, you agree to comply with the following rules to ensure a pleasant experience and to protect the property.

• Occupancy. No outside guests are allowed on the property without prior registration and approval.
• Pets. One dog up to 10 kg is allowed per stay, subject to prior approval. A one-time cleaning fee applies.
• Smoking. No smoking or vaping is permitted anywhere on the property. A remediation fee of up to USD 300 will be charged for violations to cover professional cleaning and odor removal.
• Quiet hours. Please respect our neighbours and the serene environment. Quiet hours are 9:00 PM to 7:00 AM in the apartments, and 10:00 PM to 7:00 AM in the standalone Villa.
• Events. Parties and events are not permitted at individual apartments or at the Villa. Event hosting — weddings, retreats, and celebrations — is available exclusively with a full Estate buyout, by prior written arrangement.
• Septic system. Costa Rica utilizes septic systems. Do not flush anything other than bodily waste — please place toilet paper and hygiene items in the provided bins to avoid clogging.
• Damage reporting. Please report any damage, malfunction or safety issue immediately so we can rectify it during your stay.

4. Liability

Use of the property and its amenities is at the guest’s own risk. The host is not liable for accidents, injuries, or loss of personal property unless caused by gross negligence on the part of the host.

5. Welcome offer conditions

Our welcome offer gives 10% off the accommodation rate when you book directly on nori-villas.com with the code NORI10, entered in the Coupon field at checkout.

• Book by 31 January 2027.
• Stay window. Any stay on our published calendar — check-out by 31 August 2027.
• Minimum stay of 2 nights.
• Applies to Tucán, Quetzal, Colibrí, Perico and the Villa — individually or combined.
• Accommodation rate only. Services, extras and taxes are not discounted.
• One code per booking. Not combinable with other offers, not applied to bookings already made, no cash value. Limited to 200 bookings.

If your dates fall outside the stay window, the code will not apply at checkout — message us and we will tell you what we can do.

6. Governing law

These terms are governed by the laws of Costa Rica.
