To provide clarity and fairness for both our guests and the host, the following cancellation policy applies to all direct bookings:
Free Cancellation: Guests receive a 100% refund for cancellations made at least 30 days before the scheduled check-in date.
Partial Refund: Guests receive a 50% refund for cancellations made between 7 and 30 days before the scheduled check-in.
Non-Refundable: Cancellations made less than 7 days before check-in are non-refundable.
No-Show: If the guest does not arrive on the scheduled check-in date without prior notice, the full reservation amount will be charged and no refund will be issued.
(Refunds are typically processed within 5-10 business days depending on your bank.)
2.1 Check-in / Check-out
Check-in: From 4:00 PM (16:00) local time.
Check-out: By 10:00 AM local time.
Early check-in or late check-out is subject to availability and must be arranged in advance. Additional fees may apply.
2.2 Payment Terms
To secure a booking, a valid payment method is required. We accept major credit cards and bank transfers.
Process: Payments are processed securely via an encrypted payment link, which will be sent to your email after the booking request is confirmed.
Full payment is required prior to arrival in accordance with the booking confirmation details.
2.3 House Rules By booking a stay, you agree to comply with the following rules to ensure a pleasant experience and to protect the property:
Occupancy: No outside guests are allowed on the property without prior registration and approval.
Pets: A maximum of 1 pet is allowed per stay, strictly subject to prior approval. Additional fees may apply.
Smoking Policy: No smoking or vaping is permitted inside the villa or suites.
Violation: A remediation fee of up to USD 300 will be charged for violations to cover professional cleaning and odor removal costs.
Quiet Hours: Please respect our neighbors and the serene environment. Quiet hours are from 9:00 PM to 7:00 AM (21:00 – 07:00).
Events: Parties and events are not allowed.
Septic System: Costa Rica utilizes septic systems. Do not flush anything other than bodily waste. Please place toilet paper and hygiene items in the provided bins to avoid clogging.
Damage Reporting: Please report any damage, malfunction, or safety issue immediately so we can rectify it during your stay.
2.4 Liability Use of the property and its amenities is at the guest’s own risk. The host is not liable for accidents, injuries, or loss of personal property unless caused by gross negligence on the part of the host.
